In Madison County Illinois what is the time frame to repair/replace air conditioning unit in a rental house?
I am the Landlord so only reasonable people need to reply. The 1st time a/c went out a repair man was out in 10 minutes the 2nd time within 51/2 hours. I am not a slum lord I take very good care of my tenants but sometime you cannot get some one instantly to fix the unit and what if it needs replaced, this doesn't happen instantly either. What is my responsiblity if it takes 1-3 days?

- You're fine. As long as you respond in a reasonable time to fix an A/C, you're fine. 1-3 days is fine as well as long as it gets fixed. You might want to buy them a couple of fans just to be nice. Also, consider buying a home warranty and let them make the arrangements to schedule fixing. In California, it runs around $350 a year but in situations like this, it pays for itself and is tax deductable. It's the best way to manage property. Regards
